ZRS Management is seeking a Property Manager in Austin, TX to oversee daily operations of multifamily communities. You will manage leasing, rent collection, maintenance, and resident relations while driving revenue growth and delivering exceptional service.

Responsibilities include marketing, market-rate pricing, staff supervision, and maintaining financial records. The role requires leadership, strong communication, and the ability to work evenings or weekends as needed.

Qualifications

• Provide exceptional customer service to residents.
• Experience as a Property Manager in multifamily preferred.
• Strong communication, leadership, and teamwork abilities.
• Familiarity with property management software and market pricing.

Responsibilities

• Oversee daily operations of apartment communities, including leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to set rental rates and maintain competitive pricing.
• Hire, train, and supervise leasing consultants, maintenance staff, and administrative personnel.
• Coordinate with maintenance for timely work orders, move-ins, and make-readies.
• Oversee lease renewals, negotiate terms, and maximize resident retention.
• Perform regular property inspections for compliance with standards and regulations.
• Maintain financial records, prepare budgets, and analyze performance.
• Resolve resident concerns and foster a positive community atmosphere.

Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential. The position of Property Manager reports directly to the Regional Manager.

The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post‑secondary preferred in business or property management

• Demonstrate excellent computer skills, verbal, math, and reasoning skills
• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
