Winterwood, Inc. is seeking a proactive, detail-oriented Property Manager to oversee day-to-day operations of a residential property in the Springfield, KY area.

You’ll ensure efficient operation, high standards, and strong resident support with emphasis on accuracy and clear communication. This full-time role requires reliable performance, strong computer skills, and the ability to manage multiple tasks while maintaining compliance with HUD and affordable housing standards.

Qualifications

• Proven experience in property management.
• Experience in affordable housing preferred.
• Strong computer proficiency and ability to manage multiple tasks.
• Excellent communication and customer service.
• Valid driver’s license and willingness to travel for training.

Responsabilités

• Lead leasing efforts and market to attract new residents.
• Forecast move-outs to maintain occupancy.
• Screen applicants for eligibility.
• Show units to prospective residents professionally.
• Ensure compliance with HUD, Rural Development, Tax Credit, Public Housing, and Conventional Housing standards.
• Complete leasing paperwork per guidelines.
• Manage rent collection and deposits.
• Assign and follow up on maintenance work orders; conduct unit inspections.
• Handle evictions and annual recertifications.
• Investigate tenant complaints and address concerns.
• Collaborate with staff, residents, vendors, and stakeholders.

Winterwood, Inc. is seeking a proactive, detail-oriented Property Manager to oversee the day-to-day operations of one of our residential properties.In this key role, you’ll be responsible for ensuring the property runs efficiently, maintaining high standards, and providing exceptional support to our residents. Strong computer proficiency and excellent communication skills are essential to succeed in this position.

Position Details:

• Job Type:Full-time (40 hours per week)
• Work Schedule:Monday-Friday 800 AM-4:30 PM
• Compensation:$20.00 per hour

Key Responsibilities:

• Lead leasing efforts and implement effective marketing strategies to attract new residents.
• Monitor and forecast upcoming move-outs to maintain optimal occupancy rates.
• Conduct thorough applicant screenings to assess eligibility.
• Showcase available units to prospective residents with professionalism.
• Ensure compliance with HUD, Rural Development, Tax Credit, Public Housing, and Conventional Housing standards.
• Complete all necessary leasing paperwork while adhering to compliance guidelines.
• Manage rent collection and ensure timely deposits.
• Assigns maintenance work orders and ensures timely follow-up upon completion.Conduct unit inspections and prepare for state inspections.
• Handle evictions and oversee annual recertifications.
• Proactively investigates and addresses tenant complaints and concerns.
• Collaborate effectively with staff, residents, vendors, and other stakeholders.

Qualifications:

• Proven experience in property management required.
• Experience in affordable housing preferred.
• Strong computer proficiency and the ability to manage multiple tasks efficiently.
• Exceptional communication and customer service skills.
• Ability to work well both independently and as part of a team.
• A stable work history demonstrating reliability.
• Valid driver’s license and willingness to travel for training.
• Successful completion of a pre-employment drug screening and criminal background check.
