The Hallmark Company in Springfield, TN is seeking a Property Manager to oversee the financial and operational performance of a multifamily Tax Credit/HUD property and to supervise the onsite property team. This entrepreneurial role focuses on driving occupancy, budgeting, and compliant operations while motivating staff.

You will lead leasing programs, analyze performance, and ensure resident relations, with responsibilities spanning budgeting, reporting, and policy adherence; a weekend schedule

Qualifications

• Onsite property management experience with leasing and bookkeeping knowledge.
• Yardi/Bluemoon experience preferred; strong MS Office skills.
• Excellent interpersonal and written communication; ability to motivate a team.
• Fair Housing knowledge; valid driver’s license; flexible schedule incl. weekends.
• Bachelor’s degree preferred; background check completed.

Responsibilities

• Oversee financial performance: rents, occupancies, expenditures.
• Supervise leasing, renewals and vacancy reduction strategies.
• Manage resident relations and inquiries; maintain service levels.
• Ensure policy compliance with regulations and internal controls.
• Train and counsel onsite staff; analyze monthly performance and budgets.
• Prepare annual asset plans and budget forecasts; coordinate leasing paperwork.
• Audit lease files and support leasing documentation.
• Additional duties as assigned.

The Hallmark Company is currently hiring for a dynamic Property Manager to oversee the financial and operational performance of a multifamily Tax Credit/HUD property. The Property Manager will also be responsible for the supervision and motivation of the onsite property team. The responsibilities of a Property Manager are as follows:

• Manage the financial performance of the property by overseeing rents, occupancies and expenditures.
• Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
• Oversee resident relations, which includes taking resident phone calls, requests and concerns.
• Ensure compliance with Hallmark Company policy, as well as federal and local regulations.
• Manage, train and counsel onsite staff effectively.
• Oversee daily leasing paperwork and proper completion of service requests.
• Analyze monthly performance and budget projections, discuss strategies with the Regional Property Manager and complete annual asset business plans and budget forecasts.
• Assigns and proofs all leasing paperwork
• Audits and adheres to lease file policy with consistency
• Additional duties as assigned.

The qualifications for a Property Manager are as follows:

• A minimum of 1 year experience in onsite property management, including leasing and bookkeeping knowledge with Class C/D communities.
• Yardi/ Bluemoon experience preferred.
• High school diploma or equivalent is required. Bachelor's degree is preferred.
• Excellent interpersonal and written communication skills, including the ability to motivate and lead a team.
• Proficiency in Microsoft Office (Word, Excel).
• Exposure to property management software and accounting software.
• Ability to review, understand and report financial information.
• A comprehensive understanding of marketing techniques and budgeting.
• Able to multitask and meet deadlines in a timely and organized manner.
• Must be able to work a flexible schedule, including weekends.
• Must be able to tour the community with clients, which includes walking the property and climbing stairs.
• Fair Housing Certificate required.
• A valid drivers license required.
