Village Realty in the Outer Banks seeks a Property Manager to oversee daily care, readiness, and operation of an assigned property portfolio. You will coordinate inspections, housekeeping, maintenance, vendors, and guest services to ensure safe, clean, and guest-ready homes.
Lead assigned staff, manage expenses within authority, and partner with guest services, owner relations, revenue management, and other teams to protect property assets and deliver consistent service.
The Property Manager oversees the daily care, readiness, and operating performance of an assigned Awayday property portfolio. The role coordinates inspections, housekeeping, maintenance, vendors, supplies, guest support, and owner commitments to ensure safe, clean, functional, and guest-ready homes. This position leads assigned employees, manages expenses within authority, resolves property issues, and partners with guest services, owner relations, revenue management, and other teams to protect property ass ets and deliver consistent service.
Manage daily operations for an assigned property portfolio and coordinate inspections, turns, housekeeping, maintenance, access, vendors, and service priorities.
Inspect homes for cleanliness, safety, functionality, presentation, inventory, and guest readiness and ensure documented deficiencies are corrected.
Schedule, coach, and hold assigned employees and contractors accountable for quality, attendance, safety, productivity, documentation, and service standards
Review and prioritize work orders, property concerns, guest requests, damages, supply needs, and recurring issues and coordinate timely resolution
Communicate property conditions, service needs, completed work, owner commitments, and operational risks to owner relations and appropriate leader
Manage assigned labor, supplies, inventory, purchasing, vendors, invoices, and operating expenses within approved budgets and delegated authority.
Support guest issue resolution and service recovery by providing accurate onsite information, coordinating action, and documenting outcomes
Implement property procedures, safety practices, access controls, emergency response, preventive maintenance, and required records or inspections
Monitor portfolio trends, property performance, quality results, costs, repeat failures, and asset condition and recommend practical improvements.
Primary decisions: May prioritize daily property work, assign employees and approved vendors, remove unsafe areas or equipment from service, approve routine purchases and guest remedies within delegated limits, and recommend repairs, replacements, or process changes
Escalation points: Escalate serious injuries, life-safety or security events, fire, flooding, structural concerns, significant property damage, guest displacement, regulatory contact, suspected fraud, discrimination or harassment concerns, material owner issues, and costs or commitments outside delegated authority
Financial or asset responsibility: Accountable for assigned properties, keys and access, inventories, supplies, tools and equipment, purchasing or payment methods when authorized, vendor and work-order records, approved budgets, and confidential guest, owner, and employee information.
Experience: Four or more years of hospitality, vacation-rental, residential, multifamily, lodging, facilities, or property-management experience, including experience leading employees, vendors, or projects.
Licenses and certifications: Valid driver license and ability to meet company driving requirements. Maintain any property-management , real-estate , pool, or other credential required by the assigned market and duties.
Technology: Proficiency with property-management , work-order, inspection, scheduling, inventory, financial reporting, Microsoft Office, and communication systems.
Other requirements: Ability to travel locally, participate in on-call coverage, enter and inspect properties, respond to urgent needs, and protect confidential guest and owner information.
Vacation-rental, hotel, resort, residential property-management, multifamily, community association, or multi-property operations experience.
Demonstrated success improving property readiness, guest satisfaction, asset condition, safety, quality, productivity, and operating costs.
Experience managing employees, housekeeping, maintenance, inspections, vendors, budgets, owner expectations, and emergency response.
Property operations, inspections, quality assurance, readiness standards, and asset care.
Leadership, scheduling, coaching, accountability, workload planning, and team coordination.
Work-order prioritization, vendor management, inventory, purchasing, invoice review, and budget awareness.
Guest service, owner communication, service recovery, emergency response, and risk recognition.
