Description

We are seeking a highly motivated Property Manager to join our awesome team here at Maywood at Speedway! The ideal candidate will embody Fairlawn’s core values: Be Kind, Own It, Be Flexible, and Always Improve.

The Property Manager role is accountable for successful day-to-day operation of one of our multi-family communities. The overall objective of this role is to integrate all property functions and ensure that the property is operating at its best. The ideal candidate is a true leader who radiates positivity and is passionate about driving great property performance and superior customer service.

What will you do?

  1. Exemplify the core values of Be Kind, Be Flexible, Own It, and Always Improve
  2. Lead and manage on-site team members, holding them accountable to their assigned responsibilities
  3. Lead and participate in daily operations including frontline resident services, leasing, maintenance, and vendor activities
  4. Host regularly scheduled meetings to report on both leading and key performance indicators for all communities and scattered site portfolios. Take action as necessary if goals are not being met
  5. Review and audit property performance vs. budget, communicating with the corporate office and ownership entities as necessary
  6. Contribute to the preparation of annual operating and capital budgets. Monitor the progress of capital budget items, regularly reporting to the corporate office on the progress
  7. Inspect properties to ensure the highest standards are maintained, evaluating maintenance, grounds, and overall property condition
  8. Coordinate maintenance efforts and plan unit turns to ensure timely completion
  9. Conduct regular inspections of vacant units to assess market-ready conditions and identify necessary improvements
  10. Audit leases, resident files, and move-in paperwork to ensure accuracy and completion
  11. Manage the renewals process, unit availability, listings content, and marketing channels
  12. Handle resident accounting tasks such as rent collection, security deposit reconciliations, delinquency follow-up, posting payments, and preparing deposits
  13. Maintain good rapport with all prospective and current residents, vendors, and Fairlawn team members
  14. Have a thorough knowledge of lease terms, specifications, and policies
  15. Provide exceptional customer service and serve as an ambassador of the Fairlawn brand
  16. Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)

Requirements

Who you are -- We’d love to hear from you if you:

  1. Have at least 3 years of management experience, with a strong customer service background
  2. Have at least 1 year in property management or real estate, preferred
  3. Proven record of successfully leading teams
  4. Have previous leasing or sales experience (Preferred)
  5. High School diploma or GED (bachelor’s degree preferred)
  6. Bilingual (English/Spanish) a plus
  7. Must be able to obtain Illinois Residential Leasing Agent License within 1 year of employment (IL Properties Only) as applicable
  8. Are proficient with relevant technology (e.g., Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
  9. Must hold active driver’s license w/ 2 years of driving history and pass MVR requirements
  10. Demonstrate superior attention to detail, high energy, and a positive attitude
  11. Have the ability to give and receive real-time feedback with a positive mindset
  12. Excellent written and verbal communication skills
  13. Ability to work independently and also to work closely with other team members

Some additional things you will need:

  1. A valid driver’s license and reliable transportation
  2. Availability to work longer hours and weekends during prime leasing season and turnover (specific dates vary from year to year)
  3. To serve as one of the emergency contacts for the community
  4. Must be able to perform the physical functions of the position resident communications, not limited to the ability to walk properties, complete physical inspections, deliver communications, and show properties
