Job summary

Healthcare Realty Trust Inc. is seeking a Property Manager to oversee a portfolio of medical office buildings in the Houston market. The role demands strong leadership, superior communication, and the ability to manage operations and finances effectively.

Qualifications

• Five years+ onsite property management experience.
• Excellent written and verbal communication skills.
• Strong organization and analytical skills.
• Intermediate to advanced skills with Microsoft Office Suite.
• Four-year college degree.
• CPM or RPA designation is a plus; staff management experience is preferred.

Responsibilities

• Acts as primary contact with tenants; directly involved with all aspects of property operations and daily administrative tasks.
• Perform periodic regular property inspections.
• Recommend alterations, maintenance and reconditioning as necessary.
• Contract for vendor selection and oversight.
• Perform routine property accounting functions such as AP processing and AR reporting.
• Develop bi-annual forecasts for operating and capital expenses and review operating expense recoveries and reconciliations.
• Support new tenant orientation programs and coordinate tenant-related activities.
• Work with tenants, maintenance staff and vendors to ensure work orders are complete.
• Provide efficient, timely, reliable and courteous service to customers.
• Work independently.
• Participate in leasing discussions and provide recommendations.
• Solicit bids for tenant and capital improvement projects; ensure timely completion.
• Monitor construction progress and attend construction meetings as necessary.
