Job summary

ZRS Management in Boca Raton is seeking a Property Manager to oversee daily operations of apartment communities, focusing on resident service and revenue growth. You will report to the Regional Manager and lead leasing and maintenance teams to ensure smooth operations.

Responsibilities include leasing, rent collection, coordinating maintenance, supervising staff, and ensuring compliance with company standards. The role requires a flexible schedule, including evenings or weekends as needed.

Qualifications

• Demonstrate excellent computer, verbal, math and reasoning skills.
• Demonstrate strong negotiating and sales abilities.
• Demonstrate leadership and organizational skills.
• Demonstrate time management and attention to detail.
• Knowledge of Microsoft Excel, Word and Office products.
• Knowledge of internet, email and social media for marketing.
• Familiarity with property management software (Onesite, Yardi, RealPage, Knock, RentCafe, Resman).
• Knowledge of business practices and principles.
• Ability to manage multiple projects and work under stress.

Responsibilities

• Oversee leasing, rent collection, maintenance and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and competitive pricing.
• Hire, train, supervise and motivate a dedicated team.
• Coordinate with maintenance to ensure timely work orders and move-ins.
• Oversee lease renewals and negotiate terms for retention.
• Inspect properties for compliance with standards and regulations.
• Maintain financial records, prepare budgets and analyze performance.
• Address resident concerns and maintain a positive community atmosphere.

The position of Property Manager reports directly to the Regional Manager.
The Property Manager’s primary focus shall include but not limited to:

• Manageallaspectsofpropertyoperations,includingleasing,rentcollection,maintenance,andresidentrelations.
• Developandimplementeffectivemarketingstrategiestoattractandretainresidents.
• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.
• Hire,train,superviseandmotivateadedicatedteamofleasingconsultants,maintenancetechnicians,andadministrativestaff.
• Collaboratewithmaintenanceteamtoensuretimelycompletionofworkorders,move-ins,make readyandmaintenancerequests.
• Overseetheleaserenewalprocess,negotiateleaseterms,andstrivetomaximizeresidentretention.
• Conductregularpropertyinspectionstoensurecompliancewithcompanystandardsandlocalregulations.
• Maintainaccuraterecordsoffinancialtransactions,preparebudgets,andanalyzefinancialperformance.
• Resolveresidentconcernsandmaintainapositivecommunityatmosphere.
• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
