Job summary

ZRS Management in Thonotosassa, FL is seeking a Property Manager to oversee day-to-day operations of our apartment communities. You will manage leasing, rent collection, maintenance, and resident relations from a regional reporting structure.

You will drive marketing strategies, set competitive rents, and lead a team of leasing consultants, maintenance techs, and admin staff. Strong leadership and financial acumen are essential for success.

Qualifications

• High school diploma required; post-secondary preferred in business or property management.
• Previous Property Manager experience in multifamily preferred.
• Valid Driver's License.
• Ability to work evenings, weekends and holidays as needed.
• Strong leadership, negotiation and interpersonal skills.

Responsibilities

• Oversee all aspects of property operations including leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and maintain competitive pricing.
• Hire, train, supervise and motivate leasing consultants, maintenance staff, and administrative personnel.
• Coordinate with maintenance to ensure timely work orders, move-ins, and make-ready tasks.
• Oversee lease renewals, negotiate terms to maximize retention.
• Conduct regular property inspections for compliance with standards and regulations.
• Maintain financial records, prepare budgets, and analyze performance.

Job Description:As a Property Manager, you will be responsible for overseeing the day-to-day operations of the apartment communities, ensuring they operate efficiently and profitably. Your primary focus will be on providing exceptional customer service to our residents while maximizing the property's revenue potential.
