Job summary

ZRS Management in Wilmington, NC is seeking a Property Manager to oversee daily operations of our apartment communities, delivering excellent resident service while maximizing revenue. Reporting to the Regional Manager, you will lead leasing, maintenance, and administrative staff to ensure efficient, profitable property performance.

You will conduct market research, set competitive rents, manage budgets, and ensure compliance with company standards.

Qualifications

• High school diploma required; post-secondary in business or property management preferred.
• Previous experience as a Property Manager in multifamily apartments is highly preferred.
• Strong leadership and customer service skills; able to manage leasing, maintenance, and staff.

Responsibilities

• Oversee leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to determine rental rates and maintain competitive pricing.
• Hire, train, supervise, and motivate leasing consultants, maintenance technicians, and administrative staff.
• Coordinate with maintenance for timely work orders, move-ins, and make-ready tasks.
• Oversee lease renewals, negotiate terms, and maximize resident retention.
• Conduct property inspections to ensure compliance with standards and regulations.
• Maintain records of financial transactions, prepare budgets, and analyze financial performance.
• Resolve resident concerns and maintain a positive community atmosphere.

• Conductthoroughmarketresearchtodeterminerentalratesandimplementstrategiestomaintaincompetitivepricing.

• Valid Drivers License
• Previous experience as a Property Manager in the multifamily apartment industry is highly preferred
• High school diploma is a must, post-secondary preferred in business or property management

• Demonstrate excellent computer skills, verbal, math, and reasoning skills
• Demonstrate strong negotiating and sales abilities
• Possess strong leadership; interpersonal and organization skills
• Possess effective time management skills and attention to detail
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products
• Knowledge of Internet, Email, and social media as it pertains to marketing of community
• Knowledge of property management software, such as, Onesite, Yardi, RealPage, Knock, RentCafe, Resman, etc.
• Knowledge of business practices and principles
• Ability to handle multiple projects and tasks
• Ability to cope with stress in a composed manner
• Ability to respect and maintain confidentiality
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.
