Virtual Assistant Team is seeking a Property Management VA with Ailo and Snug experience to support day-to-day operations of a Queensland property portfolio. You will handle applications, tenancy changes, maintenance coordination, arrears, and compliance tasks in line with QLD legislation.

The role requires detail orientation, proactivity, and confidence navigating Ailo and Snug and other PM tools to keep tenants, owners, and records in order.

Qualifikationen

• Experience in property management or PM support roles in Queensland.
• Strong knowledge of Queensland tenancy legislation and compliance.
• Highly organized, proactive, and reliable with strong communication.
• Comfortable using multiple PM systems and digital workflows.

Aufgaben

• Process tenancy applications via Snug, including screening and reference verification.
• Manage change-of-tenancy processes (add/remove tenants, update agreements, coordinate documentation).
• Prepare and process lease renewals, ensuring compliance with QLD legislation and timely communication with tenants and owners.
• Create monthly CMAs for rental reviews and owner updates.
• Process invoice payments and ensure accurate record-keeping within Ailo.
• Conduct maintenance follow-ups with tenants, trades, and owners, ensuring timely resolution and clear communication.
• Monitor and follow up rent arrears, issuing breach notices in accordance with QLD RTRA Act requirements.
• Apply strong working knowledge of Queensland tenancy legislation, ensuring all actions meet regulatory standards.
• Maintain accurate and compliant documentation across tenancy and property files.
