Job summary

RPM Living is seeking a Maintenance Technician to perform general maintenance and keep the property interiors and exteriors clean and safe. You will handle custodial tasks, make-ready preparations, and assist with pool and grounds care.

The role requires a high school diploma or GED (preferred) and at least 1 year of maintenance experience; knowledge of carpentry, drywall, and basic repairs; strong time management, organization, and a commitment to OSHA safety standards.

Qualifications

• High school diploma or GED – Preferred.
• At least 1 year of experience in maintenance or related field, preferred.
• General knowledge in skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform custodial duties around the property and maintain common areas, including sweeping, mopping, vacuuming, dusting, and trash removal.
• Complete grounds work as directed by Maintenance Manager and/or Community Manager (trash pickup, clean dumpster areas, power washing, etc.).
• Thoroughly clean breezeways by removing cobwebs, wiping doors and handrails, and power washing.
• Execute basic landscaping including trimming, pruning, watering, and irrigation monitoring.
• Assist in make-ready unit preparation and trash removal from vacant apartments.
• Operate safety equipment and tools (power washer, blowers, floor scrubbers, etc.).
• Assist in pool maintenance and basic pool care.
• Ensure prompt response to emergency on-call and after-hours maintenance tasks.
• Complete work orders within 24–48 hours and update records.
• Perform repairs to maintain aesthetics and structural integrity; address damages promptly.
• Follow OSHA and safety regulations and report supplies as needed.
