Responsibilities

• Maintains all areas of the property and surroundings in a professional manner and in good working order.
• Completes work orders as requested by residents through the Property Manager.
• Troubleshoots appliances throughout the property and resident units.
• Performs routine grounds maintenance including trash and leaf removal, sidewalk and parking lot cleaning, and snow/ice removal as needed.
• Inspects sidewalks, driveways, landscaping, and exterior areas for maintenance or repair needs.
• Performs preventive maintenance on building systems and equipment (water heaters, HVAC, fire extinguishers, emergency systems).
• Coordinates with outside vendors and contractors for specialized repairs and larger projects.
• Prepares vacant apartments for occupancy and inspects for maintenance needs.
• Responds to maintenance emergencies and participates in on-call rotations.
