Job summary

Lyons HR, LLC is seeking an experienced Property Maintenance Technician / Handyman to provide on-site maintenance for a portfolio of residential properties in Oak Ridge and Knoxville, TN. The ideal candidate works independently, troubleshoots issues, and completes quality repairs with minimal supervision.

You will perform plumbing, electrical, carpentry, drywall, painting, and general upkeep, while coordinating with property owners and tenants. Own tools and reliable transport are required.

Qualifications

Responsibilities

Job Description

We are seeking a highly skilled, dependable, and self-motivated Property Maintenance Technician / Handyman to provide maintenance and repair services for a privately owned residential real estate portfolio.

Our properties consist of single-family homes, duplexes, and quadplexes located primarily in Oak Ridge, TN, with additional properties in Knoxville.

The ideal candidate is an experienced maintenance professional who can independently assess maintenance issues, troubleshoot problems, and complete quality repairs efficiently. We are looking for someone who takes pride in their craftsmanship, communicates well, and can be trusted to get the job done right without constant supervision.

Key Responsibilities

• Perform general maintenance and repairs at occupied and vacant residential rental properties.
• Diagnose and troubleshoot maintenance issues and determine appropriate repair solutions.
• Complete minor plumbing repairs, including faucets, toilets, drains, and fixture replacements.
• Perform basic electrical repairs, including replacing switches, outlets, light fixtures, and ceiling fans, where legally permitted.
• Repair drywall, patch holes, paint, and perform general interior and exterior touch-ups.
• Repair and replace doors, locks, hardware, trim, and other household components.
• Perform basic carpentry, flooring repairs, and general property upkeep.
• Assist with rental property turnovers, ensuring homes are ready for new tenants.
• Identify potential maintenance concerns and recommend preventive repairs.
• Communicate professionally with property owners, management, and tenants.
• Provide timely updates regarding maintenance requests, completed work, and materials needed.
• Respond to occasional urgent or emergency maintenance situations as availability permits.
• Maintain a clean, safe, and organized work area.

Qualifications

• Previous experience maintaining rental homes, duplexes, apartments, or other residential investment properties.
• Strong working knowledge of plumbing, electrical, carpentry, drywall, painting, and general home repairs.
• Ability to diagnose problems and complete repairs independently.
• Excellent troubleshooting and problem-solving skills.
• Strong attention to detail and commitment to quality workmanship.
• Dependable, punctual, organized, and able to manage multiple maintenance requests.
• Professional communication skills and ability to interact respectfully with tenants.
• Reliable transportation and a valid driver's license.
• Must provide own tools and transportation.
• Ability to perform physically demanding maintenance work, including lifting, climbing ladders, bending, and working in various conditions.
• Ability to provide references demonstrating previous maintenance or handyman experience.

Compensation & Contractor Arrangement

• Independent contractor (1099) opportunity.
• Compensation negotiable based on experience, skill level, and scope of services.
• Work performed at multiple residential properties primarily in Oak Ridge and Knoxville.
• Occasional emergency maintenance needs may arise.
• Contractor is responsible for providing their own tools and transportation.
