Job summary

Thrive Property Group is seeking a Property Maintenance Technician on a 1099 contract basis to address maintenance requests, perform general repairs, and complete apartment turns between tenants at our Indiana properties.

The ideal candidate has experience across trades, owns tools, can work independently, and communicates clearly with residents and staff while documenting work in the property management system and ensuring safety and code compliance.

Qualifications

• Proven experience in general maintenance or skilled trades.
• Own tools and reliable transportation.
• Ability to work independently and manage time effectively.
• Must pass a background check.

Responsibilities

• Respond promptly to maintenance requests and service calls
• Perform routine maintenance and repairs including plumbing, electrical, HVAC troubleshooting, drywall repair, painting, and appliance installation
• Complete apartment turns including cleaning, touch-ups, hardware replacement, and any necessary repairs
• Conduct regular property inspections and preventative maintenance
• Maintain a professional and courteous demeanor with residents and staff
• Document work performed and communicate job status through the property management system
• Ensure all work meets safety standards and complies with local building codes

Requirements
