Job summary

Essex-Property-Trust in La Habra, CA is seeking a Maintenance Technician to perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances, and to repair interior and exterior features to keep the property attractive and functional. You will prepare vacant units, inspect common areas, and respond to resident requests.

Qualifications

• High school diploma or GED required.
• 2+ years of property management or related experience.
• HVAC and/or CPO license preferred.
• Valid driver's license required for onsite operations.
• Proficient knowledge of electrical, plumbing, and appliance repair.
• Knowledge of safety hazards and building codes.
• Ability to read, write, and speak English; basic MS Office and property software.

Responsibilities

• Perform routine and preventive maintenance on building systems (HVAC, plumbing, electrical, appliances).
• Repair and maintain interior and exterior features of the property.
• Respond to resident maintenance requests with timely resolution.
• Prepare vacant units for new residents (painting, cleaning, repairs).
• Inspect the property regularly to identify maintenance needs.
• Follow preventive maintenance schedule to reduce failures.
• Respond to emergency maintenance on-call as required.
• Ensure safety compliance and report hazards.
• Maintain tools and supplies; document work orders and inspections.
