Job summary

Essex-Property-Trust is seeking a Maintenance Technician to perform general maintenance tasks across one or more properties. Responsibilities include routine repairs, unit turnovers, grounds upkeep, and ensuring a quality living environment for residents.

The role reports to the Community Manager or Maintenance Supervisor and requires on-site availability, with on-call duties as needed. Candidates should have a high school diploma or GED, 2+ years in property management, and knowledge of HVAC,

Qualifications

• High school diploma or GED is required.
• 2+ years of property management industry or related experience.
• HVAC and/or CPO license preferred.
• Proficient knowledge of electrical, plumbing, and appliance repair.

Responsibilities

• Perform routine and preventive maintenance on building systems including HVAC, plumbing, electrical, and appliances.
• Repair and maintain interior and exterior features of the property, doors, windows, walls, flooring, and fixtures.
• Prepare vacant units for new residents with painting, cleaning, and repairs.
• Inspect property and systems to identify maintenance needs and follow a preventive schedule.
• Respond to emergency maintenance requests and be on-call as needed.
• Ensure safety and compliance with building codes and report hazards.
• Maintain tools, equipment, and records of maintenance work and inspections.
