Job summary

5812 Investment Group is seeking an experienced Maintenance Supervisor to lead our maintenance teams across, manage work orders, and ensure property safety and upkeep. You will coordinate tasks, train staff, and oversee both in-house and vendor activities to keep residents in well-maintained communities.

The role requires hands-on skills in plumbing, electrical, carpentry, locksmithing, and HVAC, plus strong English communication, planning, and customer-service abilities.

Qualifications

• Minimum of three years prior maintenance experience.
• Basic plumbing, electrical, carpentry, and locksmith skills.
• Type II HVAC certification required; universal certification preferred.
• Must possess own hand tools.
• Good customer service skills; handle difficult customer situations.
• Ability to speak, read, and write English.
• Must pass background and drug screenings.

Responsibilities

• Organize and assign daily tasks for maintenance team and provide scheduling updates.
• Train, motivate, and mentor maintenance team.
• Schedule and manage outside vendors.
• Complete inspections and schedule routine maintenance of equipment and vehicles.
• Handle resident service requests promptly per company standards.
• Diagnose and perform minor and routine maintenance/repair.
• Maintain awareness of property condition and correct unsafe conditions.
• Assist in keeping grounds neat and free of litter; snow removal as needed.
• Maintain records for preventive maintenance, service requests, expenditures, and status.
• Maintain inventory and logs of parts; order materials as necessary.
• Maintain organization and safety of maintenance shop.
• Ensure uniform cleanliness, badge wearing, and professional appearance.
• Maintain key control as per policy.
• Provide on-call time for 24-hour maintenance service; possible travel on short notice.
