Job summary

ZRS Management is seeking a Maintenance Supervisor to oversee the maintenance team and property systems at our Austin, TX portfolio. The role emphasizes responding to service needs, leading maintenance staff, and coordinating preventive maintenance to preserve the property’s appearance and safety.

The supervisor will work with the Property Manager to schedule turns, manage vendor partnerships, and ensure compliance with EPA and Fair Housing requirements while maintaining efficient logbooks and

Qualifications

• Must have valid driver’s license with acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

• Respond to service calls promptly in accordance with the service policy.
• Provide on-call service as determined by the Property Manager.
• Schedule all apartment turns and turn vacant units within three to five business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas (sweeping, mopping, vacuuming, trash, windows, pressure washing).
• Maintain pool(s) and/or Jacuzzi(s).
• Inspect and approve work of outside contractors; ensure proper insurance before hiring.
• Maintain required logbooks and records; review service reports weekly with Property Manager.
