Job summary

ZRS Management LLC is seeking a Maintenance Supervisor to lead the on-site maintenance team at our Austin properties. The role emphasizes prompt service, preventive maintenance, and cost-conscious management to enhance resident satisfaction.

You will oversee repairs, inspects contractors, manages trades, and ensures EPA compliance while coordinating with the Property Manager on budgets and scheduling. On-call duties and weekend work may be required.

Qualifications

• Experience in maintenance management across plumbing, electrical, HVAC and appliances.
• Ability to lead and train maintenance staff.
• Strong time management and attention to detail.

Responsibilities

• Provide prompt, efficient maintenance service per policy.
• Schedule turns and vacants within 3–5 business days.
• Perform basic repairs (electrical, plumbing, carpentry, masonry).
• Maintain common areas and pool/spas safety and cleanliness.
• Train staff and assist in vendor selection and budgets.
• Maintain records on key property information and inspections.
• Lead preventive maintenance program and weekly inspections.
• Inspect work of contractors and ensure insurance compliance.
• Assist in cost estimation during move-outs.
• Maintain all required logbooks and EPA compliance.
