ZRS Management, LLC seeks a Maintenance Supervisor to oversee daily property upkeep, ensure prompt service requests are resolved, and lead a team of maintenance staff.

You will schedule turns, perform light electrical/plumbing tasks, maintain pools, manage vendors, and uphold safety, budgeting, and EPA/Fair Housing compliance. This is an on-site, full-time role with competitive pay and benefits.

Formación

• Must possess effective time management skills and attention to detail.
• Ability to adapt to change in a composed manner.
• Ability to respect and maintain confidentiality.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Ability to communicate clearly with the residents.

Responsabilidades

• Oversee maintenance of the property and ensure prompt service calls.
• On-call service as determined by Property Manager.
• Schedule apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas and pool(s)/Jacuzzi(s).
• Train maintenance staff and inspect work of outside contractors.
• Manage vendor selection and ensure insurance requirements are met.
• Maintain logs and preventive maintenance program; inspect weekly.
• Walk move-outs with Property Manager to assess repair costs; document accordingly.
• Ensure EPA compliance and Fair Housing compliance.
