Job summary

Thrive Communities is seeking a Maintenance/Property Technician to support multiple properties across Washington. This 100% in-person role covers unit turns, preventive maintenance, and working with leasing staff to ensure smooth operations and resident satisfaction.

You will handle safety, OSHA compliance, and coordinating with external vendors while traveling to assigned sites. A CAMT and CPO are preferred, with experience in Yardi a plus.

Qualifications

• Minimum 3+ years in property management or equivalent.
• At least 6 months of supervisory experience with demonstrated leadership.
• Proficient in unit turns and appliance repair.
• Knowledge of OSHA guidelines and safety practices.
• Basic computer data entry in English for software systems.
• Experience with Yardi or similar property management software.
• Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator (CPO).

Responsibilities

• Staffs floating team to Thrive properties during busy periods and vacancies.
• Leads maintenance team; oversees tasks and safety compliance.
• Performs maintenance tasks including unit turns and work orders.
• Collaborates with leasing staff for seamless communication.
• Schedules preventive maintenance and safety meetings as needed.
• Maintains property grounds and appearance; manages vendor relationships.
• Maintains inventory within budget and handles purchases as approved.
• Responds to on-call emergencies and supports residents' service expectations.
