Job summary

Knoxville’s Community Development Corporation is seeking a Maintenance Manager to supervise a maintenance crew across multi-trade tasks in apartment communities. You will plan, schedule, assign, and review work, ensuring projects meet quality standards and timelines.

You will develop preventative maintenance programs, manage safety training, monitor budgets, and coordinate with the Property Manager and Housing Operations Director to identify capital needs and bid opportunities.

Qualifications

• High school diploma or equivalent; 4+ years supervising maintenance or construction projects.
• Experience in plumbing, carpentry, appliance and/or electrical repair.
• HVAC certification or willingness to obtain within 1 year of hire.
• Valid driver’s license and ability to be insurable under Authority insurance.

Responsibilities

• Supervises and coordinates a maintenance crew; assigns, plans, and reviews work; conducts performance evaluations.
• Plans and schedules work across multiple trades; prioritizes routine and emergency projects.
• Manages maintenance budgets and processes payments; uses ProcureIT system.
• Develops and implements preventative maintenance; enforces safety policies and training.
• Interviews and hires staff; guides performance and discipline as needed; maintains records.
• Maintains on-site inventory; orders equipment and supplies; prepares reports.
