Job summary

Woodward Management Partners in Nashville seeks a Property Maintenance Supervisor to lead all maintenance operations within the approved budget and under the Community Director. You will perform repairs, manage subcontractors, ensure safety and curb appeal, and support leasing efforts.

The role requires HVAC certification and a valid driver’s license, with CPO certification preferred. You will handle on-call emergencies and ensure compliance with laws and company policies while maintaining

Qualifications

• Must have valid driver’s license and dependable transportation.
• Must be able to accommodate a rotating on-call schedule.
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• HVAC certified. CPO preferred. Background check and drug screen required.

Responsibilities

• Represent Woodward Management Partners professionally at all times and maintain a courteous attitude with residents, vendors, employees and the public.
• Ensure property compliance with Federal Fair Housing laws, ADA and local regulations.
• Manage safety policies and OSHA standards at all times.
• Communicate with Community Director about issues affecting operations and financial success.
• Make daily decisions to control expenses within the operating budget.
• Gather bids for capital work for annual budget preparation.
• Inspect property daily for curb appeal and safety issues.
• Perform maintenance tasks and service requests promptly (24–48 hours) and manage parts orders.
• Oversee inventory of ready apartments to support leasing, with 3–5 business day turns.
• Conduct exterior light inspections and manage preventative maintenance schedules.
• Provide on-call emergency service as required.
• Assist in managing subcontractors and perform work as needed based on skill set.
