Woodward Management Partners in Grayson, GA is seeking a Maintenance Supervisor to oversee all maintenance operations for a property, ensuring safety, efficiency and resident satisfaction. You will manage repairs, preventive maintenance, and capital projects within budget and timelines, coordinating with the Community Director and vendors.

The role requires HVAC certification, a valid driver's license, and the ability to lead a team on-site, handle on-call emergencies, and uphold Fair Housing

Qualifications

• Must have valid driver’s license, dependable transportation and be able to accommodate a rotating on-call schedule.
• Must be able to lift up to 50 lbs and exert 50 lbs of force.
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing.
• Must be able to use hands to grip power and hand tools.
• HVAC certified. CPO is preferred. All candidates must pass a background check and drug screen. We are an equal opportunity employer.

Responsabilités

• Represent Woodward Management Partners professionally at all times and maintain a courteous attitude toward residents, vendors, employees and the public.
• Ensure property complies with Federal Fair Housing laws and ADA as well as local regulations.
• Adhere to OSHA standards and company safety policies at all times.
• Communicate with Community Director about issues affecting operations and financial success.
• Make daily decisions to control expenses within the approved operating budget.
• Gather bids for capital work for annual budget preparation.
• Inspect property daily to maintain curb appeal and address safety issues.
• Perform maintenance tasks and service requests within 24–48 hours pending parts order.
• Manage inventory of ready apartments to support leasing; aim for 3–5 business days turns.
• Conduct property light inspections and maintain a Preventative Maintenance schedule.
• Provide on-call emergency service as required.
• Assist in keeping grounds and common areas clean of trash and debris.
• Assist Community Director in managing subcontractors or perform subcontractor work when needed.
