Responsibilities

• Manage the entire facilities maintenance team to enhance the resident experience, including work orders, preventative maintenance, and vendor management.
• Recruit, hire, supervise, train, and develop team members and cross-train for flexibility.
• Manage work order processes, including execution, close-out, verification, and vendor coordination.
• Oversee property turn process and preparations; manage contracts and vendors for efficiency.
• Own the preventative maintenance plans; schedule, delegate, and track tasks.
• Ensure property planning for inclement weather.
• Collaborate with nearby ACC properties to share resources.
• Develop and supervise an inspection program for public areas and resident apartments.
• Ensure safe operation, compliance, and training for facilities equipment; adhere to OSHA.
• Manage maintenance performance to budget with supervisor and regional support.
• Conduct performance evaluations and discussions.
• Coordinate compensation adjustments with HR.
• Ensure national partnerships for vendor management to reduce expenses.
• Maintain vacant retail spaces.
