American Campus Communities is seeking a Service Manager for The Province in Tampa, FL. You will lead the facilities maintenance team, coordinate work orders, preventive maintenance, and vendor relationships to support resident experience and property standards.

The role emphasizes strong leadership, scheduling, and budget-conscious management across maintenance operations while ensuring safety and compliance.

Qualifications

• HVAC certification preferred.
• 2-3 years' proven mid to high-level tech experience in residential facilities maintenance.
• Strong organizational, communication, and leadership skills.

Responsibilities

• Manage the entire facilities maintenance team to enhance the resident experience, including work orders, preventive maintenance, and vendor management.
• Recruit, hire, supervise, train, and develop team members; cross-train for operational flexibility.
• Oversee work order processes, verification, and vendor coordination.
• Oversee the property turn process and manage vendor contracts.
• Own the preventative maintenance plans; schedule, delegate, and track tasks.
• Ensure safety, OSHA compliance, and training for all facilities equipment.
• Manage maintenance performance to budget with supervisor and regional support.
• Communicate effectively with retail tenants and maintain property signage.
