Job summary

The Maintenance Manager at RPM Living in Rosharon, TX will coordinate with the Community Manager and Assistant Manager to maintain the property's exterior and interior to RPM standards while keeping costs within budget. You will lead a team of maintenance technicians and drive timely repairs to support resident retention and property performance.

• EPA certification required.
• CPO preferred.

Responsibilities

• Supervise and ensure the proper maintenance of the property and grounds.
• Maintain the property's operating budget and secure competitive bids for supplies and services.
• Process purchase orders (POs) and invoices to keep costs under control.
• Review and prioritize work orders to ensure timely completion and resident satisfaction.
• Oversee maintenance, safety, and compliance with codes and safety laws.
• Troubleshooting HVAC, electrical, and plumbing systems.
• Liaise with the property manager and respond to maintenance emergencies.
• Implement preventative maintenance plans and be on call after hours.
• Mentor and train maintenance staff.
