Job summary

RPM Living is seeking a Maintenance Manager to coordinate with the Community Manager and Assistant Manager to boost NOI by maintaining property interiors and exteriors to RPM standards. The role emphasizes safe, efficient repairs, cost control, and resident satisfaction.

The Maintenance Manager will supervise staff, manage budgets, review work orders, and participate in after-hours on-call coverage. A strong emphasis on OSHA safety and team development is required.

Qualifications

• Two years of multifamily maintenance experience and/or training.
• Minimum of one year of supervisory experience.
• EPA certification required.
• CPO – Preferred.
• Microsoft Office Suite and project management experience.

Responsibilities

• Supervise maintenance staff and develop a skilled team of technicians.
• Maintain operating budget and secure competitive bids.
• Process POs and invoices to control costs.
• Review work orders for timely completion and resident satisfaction.
• Oversee safety, fire codes, and construction projects.
• Troubleshoot HVAC, electrical, and plumbing systems.
• Maintain records and respond to maintenance emergencies.
• Implement preventive maintenance and ensure OSHA compliance.
• Mentor and train team members to improve performance.
