Job summary

Mission Rock Residential in Vancouver, WA is seeking a Service Manager (Maintenance) to oversee day-to-day maintenance operations and ensure property standards meet company guidelines and applicable laws. The role includes leading a maintenance team, coordinating tasks, and ensuring timely repairs.

The position requires knowledge of property repairs, budgeting, and adherence to fair housing laws, with responsibilities spanning HVAC, electrical, plumbing, and general upkeep.

Qualifications

• Knowledge of federal fair housing laws and local housing provisions.
• Ability to work within budgetary guidelines.
• Knowledge of general property repairs including HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structure, and appliances.

Responsibilities

• Schedule and perform preventative maintenance at the assigned property.
• Coordinate the day-to-day maintenance operations of the property.
• Direct and supervise daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks, delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance.
• Train and coach all maintenance team members.
• Participate in diagnosing problems, completing repairs, and general maintenance for the property (HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structure, appliances).
• Perform property inspections daily and maintain cleanliness with your team.
• Manage vendor/contractor relationships including quality control.
• Complete unit turns, painting, drywall, and normal wear and tear items.
• Respond to after-hours on-call emergencies on a rotation basis.
