Job summary

Mission Rock Residential in Hunters Glen, Upper Marlboro, MD is seeking a Service Manager (Maintenance) to oversee day-to-day maintenance operations and ensure property standards and legal compliance. You will supervise maintenance staff, coordinate preventive maintenance, handle vendor relations, and participate in repairs across HVAC, electrical, plumbing, carpentry, drywall, and pools as applicable.

Qualifications

• Comprehension of federal fair housing laws and any applicable local housing provisions.
• Ability to comprehend and work within budgetary guidelines.
• Knowledge of general property repairs, which may include HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliances.

Responsibilities

• Schedule, monitor, and/or perform preventative maintenance at assigned property.
• Coordinate the day-to-day maintenance operations of the property.
• Direct and supervise daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks, delegating work, monitoring progress and workflow, reviewing work for timeliness and accuracy, and appraising work performance.
• Train and coach all maintenance team members.
• Participate in diagnosing problems, completing repairs, and general maintenance for the property, including HVAC, electrical, plumbing, carpentry, drywall, and appliances.
• Perform property inspections daily and maintain cleanliness of the property with the team.
• Manage vendor/contractor relationships including quality control.
• Complete property unit turns, painting, drywall, and wear-and-tear items.
• Respond to after-hours on-call emergencies on a rotation basis.
• Train and coach all maintenance team members.
