Job summary

Caliber Living, LLC is seeking a Service Manager in Troy, AL to oversee maintenance, make‑ready repairs, and amenity area upkeep for the property. You will partner with the Community Manager to ensure safety, quality, and timely completion of maintenance initiatives.

The role requires 3–5 years of apartment maintenance experience and at least 1 year in a service-manager capacity, with HVAC/CPO/EPA certifications preferred. Flexibility for weekend/evening hours is often needed.

Qualifications

• Three to five years of apartment maintenance experience (or equivalent).
• Minimum of one year of apartment Service Manager experience (or equivalent).
• HVAC certification, CPO certification, EPA Type I and II or Universal for refrigerant recycling (as required).

Responsibilities

• Inspects and coordinates all make-ready repairs and services.
• Must be aware of the condition of apartments and the overall property and immediately initiate action to correct unsafe conditions.
• Ensures that storage areas remain locked when not in use.
• Removes and transfers heavy appliances and equipment as needed; assists in moving furnishings to dumpsters when necessary.
• Assists in keeping grounds neat and free of litter.
• Performs on-call emergency service and responds to after-hours calls within one hour when possible.
• Completes all service requests within 24 hours, unless extraordinary parts or labor are required.
• Maintains a clean and organized maintenance shop and logs for various systems.
• Responds to resident service requests in a timely, professional manner and communicates effectively with residents and staff.
