Job summary

Mill Creek Residential in Seattle is seeking a Service Manager to maintain the physical condition and appearance of community properties. You will lead routine and preventative maintenance on HVAC, electrical, plumbing, carpentry, and appliances, anticipate problems, and implement plans to counter challenges.

The role emphasizes safe work practices, vendor supervision, budgeting, scheduling, and customer service to residents.

Qualifications

• 5+ years maintenance technician work or related experience.
• HVAC Certification is required.
• CAMT and CPO certifications preferred.
• Multi-family housing experience is helpful.
• High school diploma or equivalent preferred.

Responsibilities

• Routinely inspect community grounds and buildings to ensure safety standards.
• Monitor inventory of tools, supplies, spare parts.
• Schedule and perform routine preventive maintenance on all appropriate equipment and tools.
• Inspect vacated apartments for renovations and re-inspect completed units for high quality and presentation.
• Respond to resident requests in a timely manner, delivering excellent customer service.
• Maintain accurate records of preventive maintenance, service requests, expenditures, and apartment status.
• Identify utility meter cut-offs and prepare maps.
• Oversee work of vendors and maintenance service suppliers.
• Collaborate with General Manager/Community Manager in hiring, training, supervision, evaluation, and counseling of the service team.
• Assist in creating schedules for Service Technicians, Housekeepers, Porters, and Groundskeepers.
• Develop and manage programs to control maintenance expenses.
• Assist in preparing maintenance budgets and safety meetings; ensure MSDS sheets are available.
