Job summary

American Campus Communities is seeking a Service Manager for 3rd & West in West Lafayette, IN. You will lead the facilities maintenance team, oversee work orders, preventive maintenance, and vendor contracts to ensure high property standards and resident satisfaction.

The ideal candidate has HVAC certification and 2-3 years of mid to high-level maintenance experience, with strong leadership and communication skills to drive performance and safety across the property.

Qualifications

• HVAC certification preferred.
• 2-3 years’ proven mid to high-level tech experience in residential facilities maintenance.
• Management experience preferred.
• Strong organizational, communication, and leadership skills.

Responsibilities

• Lead the facilities maintenance team to optimize work orders, preventive maintenance, and vendor coordination.
• Recruit, hire, train, and develop team members; foster a positive, engaging workplace.
• Oversee work order processes, system close-out, verification, and vendor coordination.
• Supervise property turn readiness and manage vendor contracts for efficiency.
• Own preventive maintenance plans; schedule, delegate, and track tasks.
