Job summary

Gables Residential seeks a Service Manager to lead the on‑site maintenance team, oversee daily service operations, and ensure compliance with building standards in Austin. The role centers on hands‑on supervision, team mentorship, and proactive maintenance planning.

The candidate brings 3–5 years in apartment maintenance with EPA Type I and II certification, and will collaborate with the General Manager to uphold schedules and vendor relations.

Qualifications

• 3–5 years of experience in apartment maintenance.
• EPA Certification Type I and II.

Responsibilities

• Supervise a maintenance team and conduct building and annual unit inspections to meet local regulations.
• Collaborate with the General Manager to set expectations, meet deadlines, and maintain schedule integrity.
• Develop and implement a preventative maintenance program to reduce emergency repairs.
• Manage budget guidelines for purchasing supplies and scheduling vendor services, following purchase order systems and bidding procedures.
• Serve as a subject‑matter expert in all technical areas of property maintenance, providing mentorship and training to on‑site staff.
• Maintain an open‑mind and flexible approach to adapt to changing community needs.
