Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor to oversee property maintenance, ensure timely turns, and supervise staff. The role emphasizes safety, regulatory compliance, and coordinating with the Property Manager to uphold the property's condition and budget.

You will manage service requests, train staff, and supervise contractors while maintaining strong resident service standards and property aesthetics. This is a full-time on-site role at multiple properties in the Naples area.

Qualifications

• Must have valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of the employment start date.
• Maintenance experience and knowledge in plumbing, electrical, HVAC and appliances.

Responsibilities

• Respond to service calls promptly per service policy.
• On-call service as determined by Property Manager.
• Schedule all apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas including sweeping, mopping, vacuuming, trash, windows, and pressure washing.
• Maintain pools/jacuzzi(s).
• Maintain maintenance shops in a safe, organized manner.
• Train other maintenance employees.
• Assist in vendor selection and contract oversight.
• Keep accurate records of key property information (water shut-offs, sewer clean-outs, meters).
• Develop and implement a preventive maintenance program; conduct weekly light inspections.
• Inspect and approve outside contractors.
• Ensure proper insurance requirements prior to hiring a contractor.
• Lead in maintaining aesthetic appeal of the property.
• Assist with maintenance budget adherence.
• Support other ZRS properties as needed.
• Walk move outs with the Property Manager to assess repairs and costs; video tape moveouts.
• Review Detailed Outstanding Service Request Report with Property Manager.
• Maintain all required logbooks.
• Ensure EPA requirements are met.
• Comply with Fair Housing laws.
• Order maintenance supplies.
• Implement Area Assignment Program.
