Job summary

ZRS Management LLC is seeking a Maintenance Supervisor to oversee property maintenance, lead a team, and ensure timely service for residents in Saint Petersburg, FL. The role requires coordination with the Property Manager, budgeting support, and adherence to EPA and safety guidelines.

The position emphasizes responsive repairs, preventive maintenance, and overseeing vendor work across electrical, plumbing, HVAC, and other systems, with on-call and weekend scheduling as determined by management.

Qualifications

• Valid driver''s license with clean driving record.
• EPA certification preferred; if required at a specific property, must be obtained within 90 days.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects and perform physical tasks.

Responsibilities

• Provide prompt and efficient maintenance service per policy.
• On‑call service as required by Property Manager.
• Schedule apartment turns and coordinate with vendors.
• Perform light electrical, plumbing, carpentry, masonry repairs.
• Maintain common areas and pool/spa facilities.
• Train maintenance staff and supervise contractors.
• Maintain accurate logs for meters, shut-offs, and service requests.
• Develop and follow a preventive maintenance program with weekly inspections.
• Assist in budget adherence and cost estimates for repairs.
• Walk move-outs with Property Manager to determine repairs and costs.
