Job summary

American Homes 4 Rent, LP (AMH) is seeking a Field Technician Turn to expedite tenant turnover and uphold property quality across our Morrisville, NC portfolio. You will manage inspections, coordinate move-outs, and ensure contractor work meets our standards.

Responsibilities include maintaining property inventory, coordinating move-out steps, supervising contractors, attending eviction set outs, and troubleshooting plumbing, electrical, irrigation, and garage doors.

Qualifications

• High school diploma or GED required or equivalent experience.
• EPA or HVAC Type II certification preferred.
• Proficiency with MS Office and CRM systems beneficial.
• Experience with basic hand and power tools.
• OSHA safety knowledge required.

Responsibilities

• Maintain property inventory through tenant turns and move-out inspections.
• Coordinate move-out processes including key exchanges and condition reports.
• Inspect contractor work to meet standards.
• Attend eviction set outs and eviction hearings as needed.
• Provide troubleshooting for plumbing, garage doors, irrigation, and electrical issues.
