Job summary

AMH in Greensboro, AL is seeking a Field Technician Turn to expedite tenant turns and uphold property quality across a portfolio of single-family homes. You will partner with contractors and residents to ensure timely turn operations and accurate condition assessments.

The role requires hands-on maintenance, tool proficiency, and safety compliance. A valid driver's license and OSHA awareness are essential, with bonus potential for quarterly incentives and comprehensive benefits.

Qualifications

• High School diploma or GED preferred.
• Two years of Residential/Property Maintenance experience or five years without formal education.
• Familiarity with basic hand and power tools.
• Experience with Apple iPad, HVAC, Resco, and CRM preferred.
• Valid driver’s license required.
• EPA Type II or universal certification preferred.
• Proficiency in Microsoft Office.
• Knowledge of OSHA safety methods.

Responsibilities

• Maintain property inventory by conducting tenant turns and move-out inspections.
• Coordinate move-outs, including key exchanges and property condition reports.
• Inspect contractor work to ensure specifications and standards.
• Attend eviction-related set outs and hearings as needed.
• Perform self-work at properties using required tools and ladders.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.
