Job summary

AMH is seeking a Field Technician Turn to drive tenant turns and maintain high property standards across a portfolio of single-family homes. You will coordinate move-outs, inspect contractor work, and provide troubleshooting across plumbing, electrical, and other systems.

Strong communication, safety awareness, and physical stamina are essential. The role requires a valid driver's license and experience in residential maintenance; EPA/HVAC certifications are preferred.

Qualifications

• High School diploma/GED preferred; two years in residential/property maintenance required or five years in lieu of education.
• Familiarity with basic hand tools and power tools; valid driver's license.
• Experience with Apple iPad, HVAC, Resco, and CRM preferred.
• EPA Certification or HVAC Type II Certification preferred.
• Proficiency in Microsoft Office (Word, Excel, Outlook) required.
• Knowledge of OSHA safety methods; strong communication and problem-solving skills.

Responsibilities

• Maintain property inventory by conducting tenant turns, move-out inspections, and overseeing contractor work.
• Coordinate move-out processes, including key exchanges and property condition assessments.
• Inspect contractor work to ensure compliance with standards.
• Attend eviction property set outs and eviction hearings as needed.
• Perform self-work at properties using tools, ladders, and established processes.
• Provide troubleshooting support for plumbing, garage door, irrigation, and electrical issues.
