Job summary

Gallery Residential is seeking a Service Director for our Property Management team. The role oversees maintenance across internal and external property areas, ensuring cleanliness, safety, and functionality in line with company standards.

You will lead on-site maintenance, manage work orders, coordinate with vendors and contractors, and uphold safety and regulatory compliance while guiding the team to deliver exceptional resident experiences.

Qualifications

• Employment history that demonstrates knowledge and skills in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment.
• High school diploma or GED; college or technical degree is preferred.
• EPA Type I and II or Universal refrigerant recycling certifications, and a valid Certified Pool/Spa Operator or equivalent where required by state authorities.

Responsibilities

• Assists with and completes work orders from resident requests for service and routine upkeep by diagnosing the defect and making repairs per policy and safety standards.
• Oversees and completes the make-ready process to prepare vacant homes for leasing, including inspections, punch lists, scheduling vendors, and verifying work.
• Develops standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect high property standards.
• Inspects work by service team members and contractors to ensure quality and compliance with policies, and develops corrective actions as needed.
• Maintains inventory of spare parts and maintenance materials and coordinates with the Community Director on budget and supplies.
