Job summary

Gallery Residential is seeking a Service Director to oversee maintenance across the property, ensuring buildings, grounds, and amenities meet high standards of cleanliness, safety, and functionality. You will manage work orders, coordinate make-ready processes, and lead safety and quality initiatives.

The role requires 2–3 years of apartment maintenance experience, a HS diploma or GED, and relevant certifications. Strong communication and budgeting abilities are essential for success.

Qualifications

• 2–3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college or technical degree preferred.
• EPA certifications Type I and II or Universal for refrigerant recycling.
• Valid driver’s license.

Responsibilities

• Assist with and complete work orders from resident requests and routine upkeep.
• Oversee the make-ready process for vacant units and coordinate vendors.
• Develop standards for cleanliness/appearance of grounds, exteriors, interiors, and common areas.
• Inspect work for quality; verify materials and services meet standards.
• Maintain inventory and order supplies within budget.
• Assist Community Director with budgeting for repairs and capital expenses.
• Complete monthly Preventative Maintenance procedures.
• Conduct safety meetings and ensure OSHA/MSDS compliance.
• Provide respectful customer service to residents and respond to inquiries.
