Job summary

West Shore in Melbourne, FL is seeking an Assistant / Business Manager to oversee leasing production and property operations at an apartment community. The role reports to the Regional Manager and Community Manager, focusing on maximizing occupancy and NOI.

Responsibilities include managing turnover, tenant relations, leases, vendor supervision, and budget review. Strong independent work ethic and proactive problem solving are required to succeed.

Responsibilities

• Maximize rental revenue by maintaining high occupancy and reducing vacancy loss, bad debt loss, and concessions
• Supervise apartment turnover process (move-in/out inspections, processing applications, and monitoring unit make-ready requirements) to minimize down-time and vacancy loss
• Understand Weekly and Monthly Expectations and proactively plan to meet these goals by solving problems
• Understand site leasing trends, traffic patterns and product availability
• Maintain high standards of cleanliness and maintenance in sales & leasing models and communicate issues to the Community Manager and Maintenance
• Improve Net Operating Income through revenue maximization and expense controls while maintaining the physical asset
• Recommend rent and fee changes according to market changes
• Review and analyze monthly financial statements
• Supervise accounts payable including posting, coding, and approving site invoices
• Administer tenant leases and maintain good tenant relations; enforce lease terms and screen tenants efficiently
• Assist in annual budgets and review monthly financial reports for portfolio properties for owners
• Conduct regular site inspections and maintain the asset’s appearance and performance
• Resolve emergency maintenance issues quickly by prioritizing and coordinating vendors
