Job summary

Case & Associates in Tulsa, OK is seeking a full-time porter/janitor to maintain cleanliness of common areas and grounds and perform landscape tasks. You will handle trash removal, lawn care, pool/spa upkeep, and light maintenance tasks across the property for residents and staff.

The role requires basic English communication, ability to read and follow written instructions, and the stamina to perform physical tasks daily.

Qualifications

• Able to communicate with property manager through written and oral instructions.
• Must be able to read, speak and understand English for business purposes
• Must be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co-workers, and vendors in a professional manner.

Responsibilities

• Remove and dispose of trash on property grounds.
• Remove and dispose of trash in laundry rooms and around mailboxes two times per day or as needed
• Remove and dispose of trash from vacant apartment units as needed
• Sweep and clean trash dumpster areas daily
• Clean exterior A/C units as needed
• Sweep and blow entranceways, sidewalks, breezeways, and curbs two times per week or as needed
• Complete landscape changes including plant installation and weeding
• Water and weed flowerbeds; remove dead shrubs and trees
• Place sprinkler hoses and move them throughout the day
• Put away lawn equipment at the end of each workday
• Maintain the pool(s) and Jacuzzi(s) including chemical checks, cleaning, etc.
• Remove and dispose of trash in and around pool and Jacuzzi
• Clean pool deck and furniture daily; straighten pool furniture
• Assist Property Manager in tagging broken down cars and delivering notices/newsletters to residents
• Assist with maintenance of exterior lights as needed
• Repair broken fences, clean exterior light globes, paint curbs, and replace/repair screens
• Clean rain guttering as needed
• Complete weekend porter checklist and turn it in to property manager
• Shampoo all carpets
• Deposit ice-melt and shovel snow as necessary during inclement weather
• Complete all job-related tasks assigned by Property Manager
