Job summary

Ad-West Realty Services, Inc. is seeking a Property Porter to maintain the cleanliness, appearance, and upkeep of residential apartment communities.

You will perform routine cleaning, light grounds maintenance, and support the Site Manager and Maintenance team with day-to-day property needs. Responsibilities include landscaping, cleaning common areas, assisting with vacant unit turns, snow removal, and ensuring safety and resident satisfaction.

Qualifications

• Relevant experience in maintenance or a similar role preferred.
• Strong mechanical and technical aptitude.
• Basic computer skills for maintaining records and work orders.
• Strong verbal and written communication skills for coordinating with tenants and the property management team.
• Prior experience in property maintenance or facilities management preferred.

Responsibilities

• Perform landscape maintenance including mowing, edging, trimming, weed control, fertilization, leaf raking, and irrigation monitoring.
• Assist the Site Manager in maintaining the overall cleanliness and appearance of the property.
• Maintain property grounds, landscaping, parking lots, walkways, laundry rooms, and common areas to ensure they remain clean and free of debris at all times.
• Remove trash, litter, and bulk items from property grounds and designated areas.
• Support snow and ice removal efforts, including shoveling walkways, entrances, and high-traffic areas and applying appropriate de-icing materials.
• Assist with cleaning and preparation of vacant units to support timely unit turns and rent-ready standards.
• Perform routine cleaning of shared community spaces and amenities.
• Maintain positive public relations with residents, guests, and vendors by conducting all activities in a professional and courteous manner.
• Communicate observed maintenance needs, safety concerns, or property issues to the Property Manager.
• Follow company safety practices and operational procedures.
• Perform other duties as assigned.
