Job summary

RangeWater Residential, LLC is seeking a Community Manager in Athens, Alabama. This role leads the property team to meet budgeted financial and operational goals, enforces lease policies, and maintains high standards of safety and curb appeal.

You will manage revenue through leasing and marketing, supervise staff, and coordinate vendor activities. The ideal candidate has 1–3 years of supervisory experience in multifamily housing, strong communication and leadership skills, and proficiency with

Qualifications

• High School Diploma or GED required or equivalent.
• 1–3 years supervisory experience preferred; ability to hire, direct, evaluate and manage staff.
• Experience in property management, sales, marketing and customer service is a plus.
• Strong communication, presentation and delivery skills; able to connect with people at all levels.
• Proficiency in internet, word processing, spreadsheets and database reporting; experience with property management software.

Responsibilities

• Lead and train the property team; hire, orient and evaluate staff.
• Drive revenue by implementing leasing and marketing strategies.
• Model budgets, forecast, and analyze profitability; maintain financial records and invoicing.
• Conduct property tours and provide performance updates to clients.
• Oversee contractor and vendor management; ensure safety, cleanliness and curb appeal.
• Resolve resident concerns and complaints; maintain compliance with policies and laws.
• Stay informed on market trends and leasing tools; adapt strategies accordingly.
• Occasionally travel for site visits, meetings and training.
