Capital Square Living is seeking a capable Community Manager to oversee day-to-day operations at an Aiken, SC property. You will lead the property team, manage budgets, and ensure compliance with housing laws and company policies to meet financial and occupancy targets.

The role requires strong supervisory skills, proficiency with Yardi or similar software, and the ability to communicate effectively with residents, vendors, and owners. Onsite work with benefits included is offered.

Qualifications

• High school diploma, GED, or related experience and/or training.
• Demonstrated management and supervisory skills to lead a team, including maintenance specialists.
• Ability to read, write, and communicate effectively for legal documents and tenant communications.
• Proficient in word processing, spreadsheets, and databases for required reports.
• Strong proficiency in property management software (preferably Yardi).
• Demonstrated math skills to manage budgets and financial reporting.

Responsibilities

• Develop property budgets by analyzing financial statements and market data.
• Meet revenue targets by setting rent, collecting fees, and preparing monthly reports.
• Approve vendor invoices and manage payments with proper documentation and insurance.
• Coordinate communication between vendor, accounting, and owner as needed.
• Monitor expenditures to stay within budget and manage cash balances.
• Oversee leasing processes, inspections, notices, renewals, and late fees.
• Analyze market trends and implement marketing and leasing strategies.
• Ensure resident satisfaction by responding to complaints promptly and addressing service issues.
• Ensure maintenance teams comply with standards and safety policies.
• Conduct property inspections and maintain safety, cleanliness, and appearance.
