Job summary

Capital Square Living is hiring a Service Manager in Aiken, SC to oversee maintenance and ensure the community meets high standards of cleanliness, safety, and functionality. You will handle service requests, coordinate make-ready tasks for vacant homes, and maintain inventory within budget while supervising contractors and activities.

The role emphasizes strong customer service, effective communication, and hands-on technical skills to keep the property performing at its best.

Qualifications

• High school diploma or GED or related experience.
• Ability to use hand tools safely and maintain equipment.
• Strong customer service and interpersonal communication.
• Ability to read, write and communicate effectively for management support.
• Proficiency with internet, word processing, spreadsheets and databases.
• Ability to operate basic office machines and perform basic math.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and repairs.
• Oversees make-ready process to prepare vacant units for leasing, schedules vendors, orders supplies.
• Sets and maintains cleanliness and appearance standards for grounds, buildings and amenities.
• Inspects work by team members and contractors to ensure quality and compliance.
• Manages inventory and coordinates with Community Manager on budgeted supplies.
• Performs monthly preventative maintenance as per policy and procedures.
• Supports cost-control by fixing parts when possible and using tools properly.
• Provides courteous customer service and addresses resident questions with urgency.
