Job summary

Core States Group is seeking a skilled Project Planner (Land Development) to join our team. You will manage client relations, lead due diligence, and coordinate land use approvals for projects in the private land development sector.

The role emphasizes collaboration with civil engineers, architects, and environmental consultants, with opportunities for professional growth. A hybrid work arrangement is available across Core States Group offices.

Qualifications

• We’re looking for talented professionals who are eager to grow their skills and contribute to high-quality, meaningful work.
• 4+ years of experience in land development with retail clients.
• College degree or technical certification in land use planning, real estate, environmental consulting, engineering, construction, or related field.
• Experience with due diligence, site planning, land use entitlements, environmental review, construction permitting, etc.
• Ability to communicate well with clients and team members, strong writing and public speaking skills.
• Willingness to identify practical uses for AI tools to improve team processes and decisions.

Responsibilities

• Act as primary liaison with clients & agencies through clear communication & representation.
• Conduct due diligence investigations and refine site plans and related reports.
• Prepare and process land use applications and testify at hearings.
• Coordinate the acquisition of surveys, traffic studies, environmental reports, etc.
• Coordinate processing and approval of construction permit applications.
• Track deliverables using standard forms and procedures.
• Prepare and administer contracts as necessary.
