Core States Group is seeking a skilled Project Planner (Land Development) to join our team. If you have a passion for working with clients and managing complex projects in the private land development sector, we would love to talk with you!

You will act as the primary liaison with clients and agencies, manage due diligence, prepare land use applications, and coordinate necessary studies. Join a values-driven firm with opportunities for growth and a flexible work environment.

Qualifications

• 4+ years of experience in land development with retail clients.
• Degree or certification in land use planning, real estate, environmental consulting, engineering, or construction.
• Experience with due diligence, site planning, land use entitlements, environmental review, and permitting.
• Experience coordinating civil engineering, architecture, landscape architecture, land surveying, traffic engineering, and environmental consulting.
• Ability to manage a diverse workload, meet deadlines in a fast-paced setting.
• Strong written and verbal communication skills, and public speaking ability.
• Interest in using AI tools to improve team processes and decision making.
• Ability to review AI-generated content for accuracy and maintain confidentiality.

Responsibilities

• Act as primary liaison with clients and agencies through clear communication and representation.
• Conduct due diligence investigations and refine site plans.
• Prepare and process land use applications and testify at hearings.
• Coordinate acquisition of documents and studies (land surveys, traffic, environmental reports).
• Coordinate processing and approval of construction permit applications.
• Track deliverables and prepare contracts as necessary.
