Job summary

Construction Irish - USA is seeking a Senior Project Manager for ground-up GC work in New York City. You will lead projects from buyout through turnover, owning budgets, schedules, procurement, and change control.

Coordinate structural, facade, and MEP work with the team to ensure smooth inspections and successful closeout. The role requires reading drawings, selecting scopes, and delivering buildings rather than interiors.

• Own budget, schedule, procurement, and change control on lump-sum / GMP building work.

• Keep DOB, inspections, and building logistics moving in New York.
• Close the job clean: as-builts, punch, commissioning support, and a building that is actually done.

THE WORK

New buildings and core & shell: structure, envelope, and the base building systems that make the thing stand up and take tenants later. GC side. You own the job with the superintendent, not from a spreadsheet only.

WHAT YOU WILL DO

• Run the project from buyout through topping out, envelope, and core & shell turnover
• Own budget, schedule, procurement, and change control on lump-sum / GMP building work
• Coordinate structure, facade, and base-building MEP with the super, trades, architect, and engineer
• Keep DOB, inspections, and building logistics moving in New York
• Close the job clean: as-builts, punch, commissioning support, and a building that is actually done

WHO THIS IS FOR

• Project Manager with a general contractor, not an interiors-only or owner’s-rep-only resume
• Ground-up and/or core & shell on the page. You have delivered a building, not only a floor
• You read drawings, buy the right scopes, and know what the structure and skin are supposed to look like in the field
• NYC or equivalent dense-city building experience is the preference
• Procore (or similar), Bluebeam, and a resume that names the buildings

WHO THIS IS NOT

• TI/interiors PM with no ground-up or core & shell
• PE who has never owned a job
• CM agency/owner’s rep who has not run the work for a GC
• Anyone whose largest “building” is a renovation inside someone else’s shell

PAY

Base $150,000–$195,000, depending on ground-up GC time and the size of buildings you have run. Bigger buildings and a true senior sit higher.
